What does a title verification actually check?
The full ownership chain over 30 years through link documents, encumbrance certificates, mortgage and CERSAI records, revenue records on Dharani for agricultural land, GHMC/HMDA approvals and layout status, RERA registration where applicable, and litigation searches — concluded with a written legal opinion on marketability.
How long does title verification take in Hyderabad?
Typically 5-10 working days for an apartment or city plot with documents in order; complex land parcels with long chains, agricultural history or regularisation issues can take 2-3 weeks. Urgent transactions can be prioritised.
Is an encumbrance certificate enough to prove clear title?
No. An EC only reflects registered transactions at the SRO — it misses unregistered agreements, GPA arrangements, pending litigation, revenue-record defects, unapproved layouts and succession claims. Treating an EC as a title opinion is how buyers inherit other people's disputes.
What extra checks apply to agricultural land near Hyderabad?
Verification of pattadar passbooks and mutation entries on Dharani (and successor Bhu Bharati records), prohibited and assigned-land checks, conversion (NALA) status for non-agricultural use, and master-plan zoning under HMDA — the highest-risk category we examine, and the one where defects are most common.
